Last week, Raul Bocanegra (R-Pacoima) introduced AB 116, sponsored by CBIA, which will provide an automatic 24-month extension to existing and unexpired tentative tract and parcel maps and build upon the previous extension granted by AB 208 (Fuentes) from 2011. In July 2011, Governor Jerry Brown signed Assembly Bill 208 into law, which extended the expiration date of approved tentative subdivision maps for up to two years (through January 1, 2014). The bill was an acknowledgment of the impact the Great Recession had on California and its developers.
AB 208 applied only to maps that existed when the bill was signed into law, which included approximately 2,500 tentative maps representing over 330,000 residential units, many of which are targeted toward lower and middle income individuals and families. This new bill would extend AB208’s protections. The proposed legislation is good news for developers because they will not have to begin the entitlement process anew, saving prior significant investments. It is also good news for Californians because it means construction jobs and revenues.
